Position Summary
We are seeking an experienced property management professional with exceptional leadership, business and financial management, planning/problem solving and customer services skills to join our team! The Roving Supportive Housing Property Manager is responsible for overseeing all matters in the operations of Aeon's supportive apartment communities in the absence of a regular Property Manager and/or support the current management of the property(ies). This includes but is not limited to keeping the day-to-day operations running smoothly and efficiently to minimize the negative financial impact of a potential Property Manager vacancy. The Roving Supportive Housing Property Manager is accountable to ensure all basic property management functions are completed as well as directing all site personnel in their duties in the absence of regular supervisory staff. In addition, when a new regular Property Manager is hired, the Roving Supportive Housing Property Manager may remain at the property through the necessary onboarding of the new Property Manager. This may include training the new Property Manager on Aeon's policies, procedures, and expectations. The Roving Supportive Housing Property Manager may also assist at properties where a Property Manager is in place, but operational challenges have made additional support necessary. This position reports to the Portfolio Manager.
Key responsibilities include, but are not limited to:
Lead, motivate, and direct staff
* Lead and support the on-site team while working on property.
* Use delegation skills to effectively manage time.
* Train and verify training of on-site team while holding them accountable to follow Aeon's policies and procedures.
* Act as a mentor for less experienced Property Managers and Assistant Property
Financial Management.
* Create monthly financial variance reports.
* Effectively monitor and collect on property receivables.
* Control expenses and optimize property profitability by management of the annual budget.
Physical Asset Maintenance and Supervision of Contractors
* Responsible for the maintenance and upkeep of the physical asset by effectively guiding the maintenance and cleaning team.
* Consistently monitor and follow up on timely and accurate completion of resident and common area work orders.
* Inspect property and act if hazardous or potential liability situations exist.
* Continually monitor vendor invoices and performance.
* Inspect apartment home turns to verify that units are ready for occupancy.
* Prepare and monitor for quality inspections including but not limited to REAC, Section 8, and MPHA.
Leasing & Marketing
* Work with the on-site team to meet property occupancy goals as set by the budget/organization.
* Lead the full leasing process including managing the waitlist/referral process (where applicable), complete showings, accepting and process applications and complete all move-in tasks.
* Maintain resident retention by completing lease recertifications.
Affordable Housing Compliance
* Meet directly with Aeon residents and complete housing eligibility certifications, following through with all steps in the affordable housing compliance process, ensuring accuracy and timeliness of all certification files.
* Prepare for and successfully execute property inspections with monitoring agencies.
* Assist the Compliance team as needed by providing information and documents to keep the property in compliance with outside funding/oversight agencies.
Customer Service and Relationship-Building
* Ensure that Aeon's residents and guests are appropriately served in a positive, welcoming environment.
* Work with other Aeon team members and outside parties to help Aeon residents maintain housing stability and to support them in making a Home.
* Lead and guide customer service strategies in a culturally responsive manner, ensuring consideration for differing needs and expectations of residents, team members, vendors, and community members.
Administrative Management
* Ensure quality employee selection, training, performance and assure that all supervised employees comply with the appropriate policies, procedures, and performance expectations.
* Ensure property files and records are maintained according to regulatory requirements and Aeon policies and procedures.
Skills & Qualifications
* This critical position requires at least 3+ years of multi-site multifamily experience with a proven track record of facilitating team performance.
* Tax Credit and/or Section 8 experience required.
* Candidate must possess proven abilities in high-level financial analysis, property budgeting and reforecasting with superb attention-to-detail and follow-through.
* Experience working with individuals experiencing or significantly impacted by mental health, substance use, poverty, and trauma is a plus.
* The successful candidate will demonstrate strong leadership and community-building abilities with staff, residents and community members.

Compensation, Hours & Location
This position has a range of pay of $70,000-$75,000 per year, depending on experience and skillset. This full-time position follows a Monday - Friday schedule from 8:30am to 5:00pm. Position Summary
We are seeking an IT Support Specialist to operate as an effective member of the IT team. This IT Support Specialist will assist with internal IT Support and will help ensure that Aeon's technology systems are efficient, reliable, and meet the growing technology needs of our continually expanding organization. The IT Support Specialist will report to the IT Manager.
This work will include, but will not be limited to:
Provide superior customer service, with one-on-one assistance to staff regarding technical issues either remotely, by phone, email, or in person.
Support and troubleshoot wired, wireless, and direct access connectivity for desktops, laptops, tablets, and mobile devices.
Assist with determination and isolation of pc hardware, software, network issues and problems and make recommendations for corrective action.
Provide insight and recommendations for technology direction and implementation.
Assist with management of servers and remote management software.
Install repurposed hardware and software as required by Aeon's end of life cycle.
Assist with installations, moves, adds, changes, refreshes, testing and implementation of laptops, desktops, mobile devices, networking equipment and hardware.

Assist with the management and maintenance of cell phones and tablets.
Document problem resolution and provide clear follow up and verification that issues are resolved prior to closing out help desk tickets.

Assist with initial training and user set up processes.
Elevate tickets as needed to direct to next level of support.

We are seeking a highly motivated and dependable person to perform inside janitorial work and outside groundskeeping for Aeon's new construction, 55+ independent senior living community, Goldenrod Glen in Big Lake, MN. Position Summary
We are seeking a highly skilled, seasoned maintenance professional and proven leader to lead our Maintenance team at The Minneapolis 220! The Minneapolis 220 is a set of properties throughout the Lake Street area of South Minneapolis, with a couple small properties in Northeast Minneapolis and Edina, making up 220 total apartment homes. The Maintenance Supervisor will perform maintenance duties as a 'working supervisor' and will lead, mentor and train the maintenance team, ensuring that Aeon standards are met in each of the following areas: preventative maintenance, safety and security, physical condition, market appeal, customer service promises, and utility conservation standards. The Maintenance Supervisor will report directly to the Senior Site Manager.
Key responsibilities include, but are not limited to:
Lead, motivate, and direct maintenance staff: Ensure effectiveness of staff through ongoing training, mentoring and working through performance matters in an effective and timely manner. Supervise and cross train maintenance and janitorial team members as needed. Ensure growth of the team by instructing them to attend various seminars and classes. Assist and perform annual reviews for each maintenance and janitorial staff member. Adequately document all disciplinary policies and procedures. Use delegation skills to effectively manage time as well as cross train other staff members. Observe all time reporting.
Maintain a market ready schedule board: Create and update daily a market ready schedule board. Effectively schedule vendors to perform work. Oversee and/or assist with all necessary work to bring vacant units to a marketable state within five days. Ensure that all market ready inventory goals have been met on a monthly basis. Conduct follow up and inspections of market ready apartments to ensure they are up to Aeon standards.
Maintain a high quality of make ready standard: Independently inspect each make ready to ensure that standards have been accomplished.
Control expenses by using budget parameters: Remain aware of operating budget affecting areas of responsibility and manage expenses accordingly. Aid in the negotiation of competitive pricing on maintenance supplies. Obtain bids from vendors for regular operating and capital budget projects. Obtain a purchase order or work order for all work and/or supplies ordered per policy. Participate in budget preparation and monitoring on a weekly basis.
Maintain a high quality of property and curb appeal standard: Inspect property for hazardous or potential liability situations as requested. Personally inspect property grounds on a daily basis to ensure proper clean up and pool care have been accomplished. Inspect property, with the Senior Site Manager, on a weekly basis to ensure property standards have been met.
Coordinate, perform, and record preventative maintenance schedule: Oversee all aspects of the preventative maintenance schedule. Appropriately assign tasks to accomplish the daily, weekly, monthly, quarterly, and annual preventative maintenance goals, and complete such inspections/repairs where appropriate.
Monitor vendor performance: Continually monitor vendor invoices and performance. Communicate with vendors concerning unsatisfactory performance and/or invoice issues.
Control maintenance shop supply and equipment inventory: Maintain an inventory of maintenance equipment and ensure the upkeep and secure storage. Inventory supplies on a monthly basis, compile order of supplies needed to replenish stock and/or complete scheduled maintenance tasks. Present all supply/equipment orders to Senior Site Manager for approval where necessary and purchase order.
Complete Maintenance Work Orders: Assist with and assume the duties of maintenance staff. Including emergency on call duties if necessary. Maintenance duties include but are not limited to: Plumbing, Electrical, Appliance repair, Air handler and general HVAC maintenance, Lock changes, Apartment turnovers, Preventative maintenance, Installation and repair of window coverings, doors, cabinets, light fixtures, etc;
Ensure timely and accurate completion of all resident service requests: Ensure all resident service requests are completed in a professional and timely manner and all requests are addressed within 24 hours. Independently review each request to determine proper course of action and perform or assign to other maintenance staff as appropriate.
Communicate and partner daily with Senior Site Manager: Keep in constant communication with Senior Site Manager each day. Work together with Site Manager as a team to ensure that success and the highest standards are accomplished. Must be available, along with the Senior Site Manager, for any unusual emergency situations that may occur after business hours.
Prepare and pass all inspections: Prepare and monitor quality for all inspections. This includes REAC, Section 8, MPHA, etc. Communicate with Senior Site Manager extra needs and supplies needed to pass inspection. Communicate with inspectors in a professional manner. Conduct any and all follow up needed.
Attend all required meetings and trainings: Attend and participate in all required meetings and trainings by Aeon. Attend educational opportunities presented and maintain a high level of knowledge regarding all aspects of maintenance and management. Present yourself in a professional manner at all times.
Skills & Qualifications
Must have 5+ years proven high-level maintenance skills including, but not limited to plumbing, electrical, general carpentry, painting, advanced HVAC, and appliance trouble shooting.

Position Responsibilities
Aeon is seeking an analytical and detailed person to join our Compliance Team at Aeon. This position will perform compliance functions on various multi-family tax credit and federally subsidized properties. The Senior Compliance Specialist will have in-depth knowledge of housing programs including but not limited to Tax Credits, Section 8, and HOME funds, a high standard of detail, and a trusting and professional relationship with site staff and representatives of outside agencies. The Senior Compliance Specialist will report to the Director of Compliance.
Key responsibilities include, but are not limited to:
Tenant Certifications and Eligibility:
Review and ensure accuracy of certification files for approval.
Ensure all corrections or clarifications needed are resolved prior to approval.
Assist in completing income certifications as needed.
Assist with lease-up activities of new sites, which may include but are not limited to, attending meetings, providing staffing support, assisting with processing files, scanning files, and organizing new resident files.
Track and monitor all annual recertifications to ensure they are completed 30 days prior to the effective date.
Support the identification of and resolutions for compliance issues.
Organize, facilitate, and lead weekly Compliance Huddles as needed.
Compliance Monitoring and Reporting:
Preparation and Completion of Tax Credit file audits and physical inspections, including follow-up with investor partners and monitoring agencies.
Preparation and Completion of Monitor Occupancy Review (MOR), including follow-up with investor partners and monitoring agencies.
Complete investor reporting as required (monthly, quarterly, annually).
Ensure compliance with income limits, rent restrictions, and other programmatic requirements.
Ensure all compliance-related data is accurately recorded in databases/software systems.
Assist/review annual reporting, which includes but is not limited to entry of certifications into Minnesota Housing Finance Agency's Property Online Reporting Tool (PORT), CHART, and other city/county requirements.
HMIS data entry and preparation of HMIS reports
Support:
Support site teams and Compliance Specialist(s).
Provide/coordinate training for staff as needed or requested.
Provide guidance to property management staff on compliance requirements, rules, and regulations
Program and Policy Development:
Stay updated on any changes to relevant laws and regulations, ensuring all site staff are informed.

Position Summary
Aeon is seeking an Asset Management Associate for our growing Asset Management team. Aeon's Asset Management team is responsible for Aeon's long‐term ownership interest in a portfolio of affordable housing properties. Position Summary
Aeon is seeking a Roving Leasing Agent to join our Property Operations team and provide leasing support to Aeon's on-site property management teams throughout the Twin Cities. The Roving Leasing Agent will work in partnership with the Operations team and on-site property teams to meet occupancy goals at the site level and for the organization as a whole. Position Summary
Aeon is seeking an Asset Management Associate for our growing Asset Management team. Aeon's Asset Management team is responsible for Aeon's long‐term ownership interest in a portfolio of affordable housing properties. Position Summary
We are seeking a highly skilled, seasoned maintenance professional and proven leader to lead our Maintenance team at The Minneapolis 220! The Minneapolis 220 is a set of properties throughout the Lake Street area of South Minneapolis, with a couple small properties in Northeast Minneapolis and Edina, making up 220 total apartment homes. The Maintenance Supervisor will perform maintenance duties as a 'working supervisor' and will lead, mentor and train the maintenance team, ensuring that Aeon standards are met in each of the following areas: preventative maintenance, safety and security, physical condition, market appeal, customer service promises, and utility conservation standards. The Maintenance Supervisor will report directly to the Senior Site Manager.
Key responsibilities include, but are not limited to:
Lead, motivate, and direct maintenance staff: Ensure effectiveness of staff through ongoing training, mentoring and working through performance matters in an effective and timely manner. Supervise and cross train maintenance and janitorial team members as needed. Ensure growth of the team by instructing them to attend various seminars and classes. Assist and perform annual reviews for each maintenance and janitorial staff member. Adequately document all disciplinary policies and procedures. Use delegation skills to effectively manage time as well as cross train other staff members. Observe all time reporting.
Maintain a market ready schedule board: Create and update daily a market ready schedule board. Effectively schedule vendors to perform work. Oversee and/or assist with all necessary work to bring vacant units to a marketable state within five days. Ensure that all market ready inventory goals have been met on a monthly basis. Conduct follow up and inspections of market ready apartments to ensure they are up to Aeon standards.
Maintain a high quality of make ready standard: Independently inspect each make ready to ensure that standards have been accomplished.
Control expenses by using budget parameters: Remain aware of operating budget affecting areas of responsibility and manage expenses accordingly. Aid in the negotiation of competitive pricing on maintenance supplies. Obtain bids from vendors for regular operating and capital budget projects. Obtain a purchase order or work order for all work and/or supplies ordered per policy. Participate in budget preparation and monitoring on a weekly basis.
Maintain a high quality of property and curb appeal standard: Inspect property for hazardous or potential liability situations as requested. Personally inspect property grounds on a daily basis to ensure proper clean up and pool care have been accomplished. Inspect property, with the Senior Site Manager, on a weekly basis to ensure property standards have been met.
Coordinate, perform, and record preventative maintenance schedule: Oversee all aspects of the preventative maintenance schedule. Appropriately assign tasks to accomplish the daily, weekly, monthly, quarterly, and annual preventative maintenance goals, and complete such inspections/repairs where appropriate.
Monitor vendor performance: Continually monitor vendor invoices and performance. Communicate with vendors concerning unsatisfactory performance and/or invoice issues.
Control maintenance shop supply and equipment inventory: Maintain an inventory of maintenance equipment and ensure the upkeep and secure storage. Inventory supplies on a monthly basis, compile order of supplies needed to replenish stock and/or complete scheduled maintenance tasks. Present all supply/equipment orders to Senior Site Manager for approval where necessary and purchase order.
Complete Maintenance Work Orders: Assist with and assume the duties of maintenance staff. Including emergency on call duties if necessary. Maintenance duties include but are not limited to: Plumbing, Electrical, Appliance repair, Air handler and general HVAC maintenance, Lock changes, Apartment turnovers, Preventative maintenance, Installation and repair of window coverings, doors, cabinets, light fixtures, etc;
Ensure timely and accurate completion of all resident service requests: Ensure all resident service requests are completed in a professional and timely manner and all requests are addressed within 24 hours. Independently review each request to determine proper course of action and perform or assign to other maintenance staff as appropriate.
Communicate and partner daily with Senior Site Manager: Keep in constant communication with Senior Site Manager each day. Work together with Site Manager as a team to ensure that success and the highest standards are accomplished. Must be available, along with the Senior Site Manager, for any unusual emergency situations that may occur after business hours.
Prepare and pass all inspections: Prepare and monitor quality for all inspections. This includes REAC, Section 8, MPHA, etc. Communicate with Senior Site Manager extra needs and supplies needed to pass inspection. Communicate with inspectors in a professional manner. Conduct any and all follow up needed.
Attend all required meetings and trainings: Attend and participate in all required meetings and trainings by Aeon. Attend educational opportunities presented and maintain a high level of knowledge regarding all aspects of maintenance and management. Present yourself in a professional manner at all times.

Position Summary
We are seeking a Leasing Agent to join our team at East Village, 180 apartment homes in the Elliot Park neighborhood of South Minneapolis! This position is a very sales-oriented position, and the ideal candidate will be highly goal-oriented. The Leasing Agent reports to the Property Manager.

Maintain current knowledge of apartment availability, rates and features.
Greet prospective residents and discuss their housing needs and interests.

Position Summary
We are seeking a highly skilled, seasoned Maintenance Technician to join our maintenance team at The Landing & Clover Field Marketplace in Chaska, MN. The Maintenance Technician will support all aspects of the physical operations of our apartment communities that includes the responsibility to ensure that Aeon standards are met in each of the following areas: preventative maintenance, general maintenance work orders, safety and security, physical condition, market appeal, customer service promises, and utility conservation standards. Position Summary
We are seeking a people-oriented, experienced business manager with exceptional leadership, business and financial management, planning/problem solving, sales & marketing and customer services skills to join our team! The Property Manager reports directly to the Portfolio Director.
Key responsibilities include, but are not limited to:
Leasing & Marketing
* Meet property occupancy goals as set by the budget/organization.
* Work in partnership with the Marketing Department and marketing/advertising service providers.
* Lead the full leasing process including managing the waitlist process (where applicable), complete showings, accept and process applications and complete all move-in tasks.
* Maintain resident retention by completing lease renewals/recertifications.
Affordable Housing Compliance
* Meet directly with Aeon residents and complete housing eligibility certifications, following through with all steps in the affordable housing compliance process, ensuring accuracy and timeliness of all certification files.
* Prepare for and successfully execute property inspections with monitoring agencies.
* Assist the Compliance team as needed by providing information and documents to keep the property in compliance with outside funding/oversight agencies.
Financial Management
* Support the development of annual operating budgets for assigned properties.
* Create monthly financial variance reports.
* Support annual capital expenditure projections to protect and maximize assets.
* Effectively monitor and collect on property receivables.
* Control expenses and optimize property profitability by managing to the annual budget.
Physical Asset Maintenance and Supervision of Contractors
* Responsible for the maintenance and upkeep of the physical asset by effectively guiding the maintenance and cleaning team.
* Consistently monitor and follow up on timely and accurate completion of resident and common area work orders.
* Inspect property and take action if hazardous or potential liability situations exist.
* Continually monitor vendor invoices and performance.
* Inspect apartment home turns to verify that units are ready for occupancy.
* Prepare and monitor for quality inspections including but not limited to REAC, Section 8, and MPHA.
Customer Service and Relationship-Building
* Ensure that Aeon's residents and guests are appropriately served in a positive, welcoming environment.

The Building Technician will perform inside janitorial work, outside groundskeeping and light maintenance for Aeon's multi-family apartment community in Brooklyn Park, MN, Huntington Place. Position Summary
We are seeking a Leasing Agent to join our team at East Village, 180 apartment homes in the Elliot Park neighborhood of South Minneapolis! This position is a very sales-oriented position, and the ideal candidate will be highly goal-oriented. The Leasing Agent reports to the Property Manager.
Key responsibilities include, but are not limited to:
Maintain current knowledge of apartment availability, rates and features.
Greet prospective residents and discuss their housing needs and interests.
Review information packet, floor plans, deposits, etc. and present information regarding community offerings.
Follow established policies and procedures in the qualification, screening and acceptance of applicants for residency.
Conduct property and apartment tours to include the showing of amenities, models and available apartments.
Maintain prospect and leasing data on guest card and in property management software.
Follow up within 48 hours of showing with prospective resident if lease was not signed and send appropriate thank you card.
Follow the community lease renewal program. Maximize resident renewals.
Prepare lease-related paperwork in an accurate and timely manner. Explain all lease documents to new and existing residents. Ensure all documents are correctly completed prior to resident move-in.

Prepare move-in packet.
Assist with managing day-to-day operations of the community.
Work closely with Property Manager and Assistant Property Manager to ensure apartments are ready for move-in and maintained in a satisfactory manner.
Complete staff trainings as required.
