The Paralegal will provide high quality, timely, and cost-effective legal services and support under the General Counsel. This position requires a fundamental understanding of residential real estate development, construction, and property management matters. The Paralegal will also play a key role in expansion activities and partner with cross-functional teams to support the growth of GHP Management.
The Paralegal reports to the General Counsel and is based out of the corporate office in Los Angeles, CA.
ESSENTIAL DUTIES AND REPONSIBILITIES
· Prepares correspondences related to eviction and other tenant issues
· Manages the application process and approval related to service animals/pets, reasonable accommodation requests, Section 8
· Works with Regional Managers and Community Managers on resident situations to avoid legal escalation
· Works closely with Community staff on any problem residents and other major issues which arise
· Assists in the preparation, updates, and revisions to, among others,:
o Corporate policies
o GHP lease changes
o GHP notices
o Contracts and agreements, including tenant and vendor contracts
· Track critical dates, deadlines, and progress on various tasks.
· Management of electronic files and recordkeeping
· Works with Cities of Los Angeles, Santa Clarita, Upland, Montclair and Ontario regarding property related notices received (if necessary)
· Assists in addressing claims, both small and large
· Assisting in all phases of litigation, including investigation, discovery and compilation of necessary information and documents
· Acts as first point of contact and liaison on behalf of GHP for claims insurance adjustors, attorneys, and other third-parties
· Assists in training company staff on legal issues and how to handle different situations
· Works on various projects as directed by the General Counsel
PROFESSIONAL REQUIREMENTS
Bachelor's Degree from an accredited college or university; Paralegal Certification preferred.
Minimum 4-5 years of experience in residential real estate with previous law firm and/or in-house legal experience required.
Must be self-motivated and work well with a team as well as autonomously.
Must be detail-oriented and organized with excellent time management skills.
· Must maintain a high level of professionalism and discretion, maintaining confidentiality of sensitive information.
Advanced user with computer applications, word processing, databases, and spreadsheets, (MS Office Suite)
Demonstrates willingness to expand substantive legal knowledge and take on new and increasingly complex matters.
